Unincorporated property means permitting goes through Kane County, not a village building department. It isn’t harder, just different, and a contractor who only works inside municipal limits may not know the route.

Homes out here are often on propane. A furnace is built for one fuel or the other; conversion kits exist, but correct sizing and orifice selection aren’t optional.

Propane Changes the Rebate Math

For a propane household, a heat pump is often the strongest economic case available, and the ComEd instant discount runs $900–$2,000 on a qualifying ducted system and $500 or $1,000 on ductless.

If your home is on propane, say so when you call. It changes the recommendation.

Propane, Natural Gas or Heat Pump: How We Size It

Every replacement is sized to the building as it stands, not the nameplate on the old unit. A propane furnace gets the manufacturer’s conversion kit and the correct orifices and gas pressure, verified with a manometer at start-up; a natural gas furnace at 95% or 97% AFUE gets the Nicor Gas discount if you’re a Nicor Gas customer. On propane, we’ll usually price a cold-climate inverter heat pump alongside the furnace. As a dual-fuel system the heat pump carries the mild and cold weather and the propane furnace takes over only below the balance point we set on the thermostat. What a Service Call Costs in Plato Center
