What the Guidelines Say About Mechanical Equipment

Exterior work in the district needs a Certificate of Appropriateness from the Planning, Zoning & Historic Commission. On mechanical equipment specifically:

Rear or Roof Where Possible

Systems go on roofs or rear facades that aren’t visible from the street wherever possible.

Ground Units Get Screened

Ground-level equipment is screened, the same way trash enclosures are.

Not on the front

Primary Facades Stay Clear

Window air conditioners, exhaust fans and heat pumps aren’t installed on primary facades, and holes aren’t cut through them for mechanical equipment.

The guidelines are written largely with downtown commercial and mixed-use buildings in mind, but the district includes single-family streets. It runs roughly from the Fox River and Third Street east to Fourth and Van Buren streets, and from Johnson Street north to the village boundary at Carpentersville Middle School. If your house is inside it, check with the village before planning exterior equipment changes.

Why This Matters Most for Ductless

A mini-split is often the best way to cool an older house with no ductwork. It also means an outdoor unit and a line set through an exterior wall, and in the district that wall shouldn’t be the front one. The application includes a plat of survey or drawing showing the condenser’s location, which has to be in a side or rear yard and approved before the permit is issued. The village also notes that permit fees may double when work starts without one.
